Struggles and Determination | Pat and Ethan

I’m so very proud of Pat Boultbee, or as she likes to be called, Busy Bee. Her and her son Ethan (29), were looking to grow their RE investment portfolio. Strategically using the BRRRR strategy (Buy, Renovate, Rent, Refinance and Repeat), they purchased a single family home in Lindsay, rented out the upper unit and are in the final phases of completing the basement to conform to a legal 2-unit conversion. By doing so, this will allow them to take out the equity to use towards another property.

Real estate is Pat’s main source of income due to circumstances and a life altering ailment. Both Pat and Ethan are students of RE investing and are always learning – even though they may not have all the knowledge, theytrust the team and they trust the system – they are such a great inspiration to others. Great focus! Can’t wait for the next one!

Friday, September 29th, 2006 was the worst day of my life, even worse than when the love of my life, my husband David, died.  I fell down a couple of stairs at a friend’s house which caused me to be bed-ridden. The nerve pain was unbearable and I couldn’t imagine living the rest of my life in this condition.

I was told by a pain specialist, who prescribed a LOT of narcotics, that I would NEVER walk again, I would be in a wheelchair, and I should forget about my previous life.

I received a settlement from my long-term disability company and thought I had enough money to last for the rest of my life. Then the Global Economic Recession hit in 2008 and I lost 6-figures in 3 months.  What to do???  I was clueless and scared.  How could I support myself and take care of my son? In 2010 I was in the hospital recovering from a delicate procedure, when I saw a TV show that changed my life.  It was “Income Property” with the VERY cute Scott McGillivray.

I knew immediately that I MUST invest in real estate in order to protect my finances.  However, I had to recover physically – I couldn’t walk without crutches, I was STILL in a cast and I couldn’t concentrate because of the pain medications. Fast forward to 2014.  I joined a national R.E. investing club, learned a lot and in 2015 I bought my 1st income property in Ajax – a semi-detached bungalow with an apartment in the basement.

I did the lipstick work and got 2 good tenants.  Fast forward to 2019.  I’m now a member of the BEST R.E. investing club – Smart Home Choice. By my side through this entire journey was my handsome, AMAZING son Ethan. He’s now 29, an electrician and VERY inspirational to me.

We are already planning our 3rd deal and more… Yahoo!!! If I hadn’t gone through the worst experiences of my life, I never would have come out the other side and found the passion of my life – Real Estate investing.
