Kaye
Meet Kaye, a Smart Home Choice’s member and she’s making some serious moves. Earlier this year she purchased her first property and filled it before her first mortgage payment. Kaye is currently looking to add to her portfolio later this year. This is one of the FASTEST we’ve ever seen a home get filled. It’s been a pleasure working with Kaye and I see a bright future ahead for her.
Here is what she had to say:
After attending a fast start session and not being big on risk taking, I remained “quiet” but contemplated. Four months later, I decided to take the plunge and called Gary to get started on my first investment property. Pre-approval with Darlene was a very quick process and I decided on a home first investment. Even with a foot cast from a freak accident at work, I kept my goal in sight to find a property and shortly after my 1st week out hopping along with Gary, I was ready to put in an offer but had some reservations with a couple things, then I lost out on my next offer.
With great timing, Gary found the perfect property for me in Bowmanville and in minutes of seeing the home I was ready to sign. My overall search lasted a month and a half.
With my mortgage arranged by Darlene, along with SHC legal and insurance referrals, I closed on January 30th. I hoped to take some time to make some upgrades before getting a tenant. However, to test the water for marketability, I posted one ad on kijiji, without a photo. With no response, I thought this would be a hard task to embark on, but to my surprise the right person came along and without fear, I went with my gut and using the tools provided by SHC, I conducted my own due diligence (references & credit checks, etc).
My tenant was in place by February 22nd- just in time for my first mortgage payment – which I expected to cover for a few months. I understand it will never always be this easy but I’m glad my first experience was a good one! Thanks to the SHC team for making it happen.
I’m now ready to look for a second investment property, possibly a rent-to-own.
